CAEDA Builds Speculative Building

(Casper, Wyo.)- Since January 2010, the Casper Area Economic Development Alliance (CAEDA) has received 35 requests from companies looking for buildings 30,000 square

foot or larger in Natrona County. Because there are few buildings that fit the size and scope of these requests, companies are forced to look outside of Casper unless they wish to construct a building of their own.

To help fill this need, CAEDA formed partnerships with several local organizations to construct a large-scale speculative building that will be immediately available to prospective companies in Natrona County. The speculative building will provide the community with another resource for promoting economic development within the region.

It will be a“building of last resort” and will only be used if an existing, or build to suit building from local contractors and developers is not a viable option for a client.

The speculative building is located in the Bar Nunn Industrial Center, 6214 Tonkawa Trail. The sides of the building are now up, and Caspar Building Systems is expecting to finish construction by the end of the 2015.

CAEDA will use the building as a resource when working with relocating or expanding businesses in Natrona County.

Once complete, the building will measure 30,000 square feet with an option to expand up to 60,000 square feet. Office space, wall and center support foundations capable of supporting a crane, and knockouts for overhead doors are all included in the project. The speculative building will be easily customizable depending on the business’s needs.

CAEDA, the Economic Development Joint Powers Board, Granite Peak Development, the Town of Bar Nunn, and the Wyoming Business Council formed a partnership to acquire the land, construct the building, and install the infrastructure for the project. CEPI and Stateline No. 7 Architects did the design work with WLC Engineering serving as the engineering firm and Caspar Building Systems as the contractor for the project.
